Mail & packages

USPS does not deliver to guest sites. Use a local PO box or virtual mailbox for USPS mail. FedEx and UPS packages may be held at the Farmhouse in a secure area—ask the office for the exact addressing format and pickup notifications.

Wi-Fi & internet

Fiber internet across the resort. The guest network handles HD streaming and video calls. Ask at the Farmhouse if you need options for dedicated work bandwidth.

Electric

Metered separately. Usage varies by season and rig—ask the office for a typical range for your setup.

Pets

No pet fee. Two fenced dog parks (large and small breed areas). Pets must be leashed on trails—pick up after your pet.

Farmhouse & access

Sugar Hill is not a gated community. The Farmhouse and amenities are open 24/7 with your personal door code. Quiet hours 10 PM to 8 AM.

Extending or changing your stay

Monthly rates apply to stays of 30 days or more. There is no maximum. Many guests stay 2–6 months; some longer. Month-to-month terms—no traditional lease.

How much does a monthly stay cost?

Nightly rates start at $75, weekly rates are $420, and monthly rates start at $899. Monthly stays are month-to-month with no long-term lease required. All rates include full hookups and amenity access.

Can I receive mail and packages?

We accommodate large rigs. Every site has full hookups with 30- and 50-amp service, water, and sewer. Pull-through and back-in options are available—ask which site class fits your rig.
